The first thing we at Nikal Construction do is to meet with you and anyone else that will be involved in the building process of your luxury home. This allows us to hear your wishes, requirements, budget and hopes for the new place.
We then explain all the processes and considerations to you so you know what is involved, the potential costs and what can be created within the build. We can also answer any questions that you might have so you are equipped to make decisions well before the building process starts. Make sure your builder is fully qualified and licensed to do the work.
Inspection of the building site
The second step of building a house is to inspect the site, land where the house is planned to be built.
This allows us to make a preliminary assessment of the land and its characteristics including is it slopped/steep, what is the ground made up of, soil or rock. We also look at the view aspect and planning requirements to setup and complete the building process.
Designing the home
Following the site inspection, we can now start planning the design of your dream home. We will produce a planning report of our findings from the site and concept design of the home.
This will include the materials to be used, layout of the property to maximise views and living spaces. A feasibility statement can then be produced and a cost estimate for your consideration. We can make changes at this stage to meet your needs and budget.
The Pricing
Writing a quote is something we take great care with. It’s a big investment so we will produce an accurate and transparent quote that details all parts of the building process and materials.
Being clear on the investment will allow you to maintain your budgets and us to keep the building process on time and to schedule.
Our quote will be specific across what will be used and the hours required to complete the job. This will give you certainty and no surprises once the building is underway.
Approval to start building
Once you’re happy with the quote and we have the contract signed and building approvals has been given, we will schedule the construction timeline.
This will map out the expected duration’s of each phase of the building process. You will have a clear schedule for the build and know how long it will take. You can have confidence that we will handle the project from here and manage the process in full.
Start Building
Once we start the building process, we will keep everything to the timeline and budget. We will also invite you to inspect the work done and if you want to make changes after seeing it, we will work to making the changes.
This will repeat over the course of building the property to ensure we meet your expectations and desires.
Moving In – the hand over
Before we simply hand you the keys, we will conduct a full inspection of your new home with you to make sure you are happy with your new home.
We check all aspects of the home to ensure it is defect free before hand over. We then schedule another inspection 30 days after to check things have settled in well.
Finally, we schedule another inspection 12 months later following a year of all seasons, checking for changes due to hot and cold weather.
